Robert Watts have introduced Swift Move to offer a more secure sale process which speeds up the sales process and minimises sale fall throughs to give more certainty to both the Seller and the eventual Buyer. This is a service offered to all vendors at the instruction stage at no additional cost and ideally suits those sellers who wish to more quickly. The Swift Move process allows the sale process to be completed significantly quicker than a “normal sale” because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed upfront. The legal searches, which can take up to five weeks, are ordered on the day the property is first advertised for sale and are transferable to the successful Buyer as part of their legal due diligence.

Swift Move Packs provide more transparency for purchasers on key legal information before they commit to the significant costs of moving. This offers a significant advantage to the purchaser and reduces the risk of them incurring unnecessary expense and having to withdraw further down the line meaning sales are less likely to fall through.  Over the past 11 months, our average sale transaction time using Swift Move has been 81 days as opposed to 104 days for normal private treaty sales and only 7% of sales have fallen through as opposed to 30% for normal sales..
